Taxable value is less than assessed value

Iowa taxes a home on a share of its assessed value, set each year by the residential rollback. For 2026–27 bills, on 2025 assessments, it is 44.5345%: a home assessed at $300,000 is taxed on about $133,600 before exemptions.

Rates here leave out tax increment (TIF) and urban renewal areas, farmland inside cities, and annexation phase-in districts. If your bill names one of those, your rate can differ from the one shown.

How property tax works in Iowa

Assessors value property as of January 1. The state sets the residential rollback each year, which limits how much of a home's assessed value is taxable.

Your bill is the taxable value times the consolidated rate, divided by 1,000, less credits. Bills are paid in two installments, due September 30 and March 31.
