Michigan property tax rates, 2025

Michigan's Department of Treasury publishes the total millage for every township, city and village, by school district: everything levied there, in mills, which are dollars per $1,000 of taxable value. A home you live in pays the homestead rate; other property pays the higher non-homestead rate.

Homestead, non-homestead and taxable value

A principal residence is exempt from up to 18 mills of local school operating tax, which is why the homestead rate is lower. Second homes, rentals and business property pay the non-homestead rate, shown alongside.

Rates apply to taxable value, not market value. Assessed value is about half of market value, and taxable value can rise by no more than inflation or 5% a year until the property sells.
